Bad credit mortgages are available to most people in spite of their poor credit record. Ultimately a finance company will not allow a bad credit record to stand in the way of your business, especially when your house is available as collateral.

If you need a mortgage, and have an adverse credit record, then you will likely have to pay a bit more in interest but not all mortgage lenders will charge you extra. The reason for doing so is likely as added security against non-payment, in that the extra mortgage interest paid by those with a poor credit record will go towards financing any non-payers. The costs of a borrower defaulting on their mortgage payment go beyond just the mortgage itself: there are also legal and other costs, not all which can be passed onto the borrower.

However, some will recoup this by means of a hefty arrangement fee while maintain the interest rate at standard. Furthermore, should you be able to pay more than the normal 5% - 10% deposit, then your interest rate might also be maintained at the standard rate.

So how would you go about securing bad credit mortgages? Your first step is making up a list of a dozen or so potential mortgage lenders by means of an internet search. The internet is an ideal medium for comparing mortgage rates for anybody, let alone only mortgage rates. Choose a dozen or so and provide each with exactly the same information. It might be a good idea to make a list of what information you are providing so that each lender is given identical data.

Choose a good cross section of bad credit mortgage lenders, including a few of the big multinationals, some smaller local finance companies and also one or two broker with access to a number of alternative lenders. That should give you a good range of quotations.

You should then compare the mortgage quote provided by each lender and select the most attractive. Check their rates, not forgetting any arrangement costs. Other factors to look out for are early mortgage settlement fees: you might be willing to pay a high interest rate for the first few years overran extended period of time if you are able to pay off the mortgage loan early and so reduce the overall interest cost.

However, if you were able to pay the smaller monthly repayment for the first 5 or 10 years, and then repay the full loan off, you could end up paying less in interest. Many bad credit mortgage lenders will apply a penalty fee for doing this so as to recoup some of the lost interest.

Financiers calculate their income from bad credit mortgages paid over the full term, and early repayments can throw these calculations off track and reduce the projected profits. This might ultimately lead to an overall increase in their mortgage rates, at least for those with an adverse credit record.

That is something to bear in mind when assessing which offers to add to your short-list. Now that you have your short-list drawn up, you can then make a final decision based upon factors such as ease of payment, the size and security of the company and any perks or benefits gained by dealing with a certain company. Very few will be open to further negotiation, although it wouldn’t hurt to request a lower rate, or lower set-up fee.

Ultimately you will have the best possible deal you could have negotiated for bad credit mortgages, and all you need do now is to maintain the payments. At the end of the day that is what counts, and sometimes it is best to bite the bullet of paying more interest overall for the benefit of paying a smaller monthly repayment over a longer period.
